Stendörren Fastigheter AB: Stendörren acquires a light industrial property in the Oslo region for SEK 245 million

Stendörren Fastigheter AB (publ) has acquired Mølladammen Næringspark, a light industrial property in Bærum municipality, from a private seller. The total agreed property value amounts to SEK 245 million, with a total lettable area of c. 15,600 sq m. The property is fully let to several tenants, with an average remaining lease term of c. 6 years. The annual net operating income is estimated to SEK 18 million, corresponding to an initial yield of 7.3%. Closing of the transaction is expected to take place on the 28th of November 2024.
"We are pleased to complement our existing portfolio in the Oslo region with a well-functioning business park with strong earnings capacity, and solid tenants on longer leases. The property has an attractive location only c. 23 km northwest of central Oslo, and the acquisition implies that our portfolio in the Oslo region increases to approximately 23,500 sq m.", says Johan Malmberg, CIO of Stendörren.
